McCormick Ranch Is Building a Restaurant Row Around Its Own Lake

For most of its history, McCormick Ranch has been a neighborhood you drove through to get to dinner, not a neighborhood you stayed in for it. The golf courses drew people. The ten lakes drew people. The restaurants along Hayden Road and Via de Ventura were the kind you picked because they were close, not because they were the plan.

That changed this month, and it's changing again next year, and the pattern is worth naming because it isn't one restaurant having a good year. It's three separate companies, working independently, all deciding within the same twelve months that the same few blocks around McCormick Lake are worth building on.

What Just Opened at Hayden and Via de Ventura

Vecina, the Latin-inspired restaurant that put Arcadia on the map for a certain kind of Phoenix diner, opened its second location on September 18 in the former Z'Tejas space at the northwest corner of Hayden Road and Via de Ventura. The original Vecina, which James and Raenee Fox opened in 2019, was a James Beard Award semifinalist for Best New Restaurant the following year and has stayed on Phoenix New Times' list of top restaurants since.

The McCormick Ranch version is not a smaller copy shipped to the suburbs. It's nearly three times the size of the Arcadia original, with a mezzanine, private dining rooms, and a patio that looks out over the lake instead of a side street. Chef James Fox brought over the dishes that built the following, the carne asada-marinated karaage and the Faroe Island salmon tacos, along with a custom mural by Phoenix artist Tato Caraveo that echoes the one at the Arcadia location.

What's more telling than the size is what Fox said about picking this specific spot. McCormick Ranch, he told a reporter, has "such a different vibe" from Arcadia, and he thought the area had been "wanting and needing something of this style" for a while. That's a chef with years of Phoenix restaurant experience looking at a golf-and-lakes suburb and deciding it was ready to support a destination restaurant, not just a convenient one.

The Company That Skipped Every Other Arizona Neighborhood First

Two days before Vecina opened, Kuza debuted a few miles north on Scottsdale Road with a robata-and-sushi menu from chef Erik Davila. But the more unusual arrival landed in McCormick Ranch itself: Starfish Scottsdale, the first restaurant Starfish Hospitality Group has opened outside California since founders Gretchen and Archie McConnell started the company in 2011.

Starfish built its reputation in Laguna Beach and Newport Beach, and the group marked its 15th anniversary this June. When a coastal Southern California hospitality group with more than a decade of runway decides its first expansion beyond home turf goes to a Scottsdale golf community rather than, say, Old Town or Kierland, that's a specific bet on this neighborhood's ability to support a destination concept, not just a reliable one.

The Bigger Story Sitting Underneath Both Openings

Vecina and Starfish are the visible part. The less visible part, and arguably the more important one, is what's happening to the buildings around them.

Diversified Partners is converting the old Forever Corporate Plaza office building at 7501 E. McCormick Parkway, right on the lake's edge, into a mixed-use project called Lakefront at Scottsdale. The plan calls for four waterfront restaurant spaces ranging from roughly 5,400 to 10,400 square feet, three of them with patios large enough to seat groups directly on the water, plus retail space aimed at jewelry, salons, med spas, and wellness studios. Diversified Partners had targeted June of this year for groundbreaking. One brokerage team reportedly spent four years lining up the transaction, which gives some sense of how long this particular reset has been in motion.

A few blocks away, the site that used to house Chart House is being rebuilt by Prime Steak Concepts into a steakhouse spanning 12,000 to 14,000 square feet, targeted to open in June 2027.

Put the four projects on one timeline and the shape becomes obvious:

Four separate ownership groups, none of them coordinating with each other, all pointed at the same stretch of shoreline within about a year and a half of each other. That's not a coincidence a single restaurant review would catch, because no single review covers four projects. It only shows up when you look at the corridor as a whole.

Why the Lake Was the Missing Ingredient

McCormick Ranch has never lacked rooftops or money. It's one of the first master-planned communities built in the Valley, laid out around ten manmade lakes with miles of connected biking paths and dozens of subdivisions ranging from waterfront estates to golf-course townhomes. What it has lacked, until this year, is a reason to treat the water as a dining destination rather than scenery you glimpse from a fairway or a bike path.

That's the actual shift. Z'Tejas and Chart House both sat near the lake for years without really using it. Vecina's new patio faces it directly. The four spaces planned for Lakefront at Scottsdale are explicitly designed around waterfront seating. The steakhouse replacing Chart House is being built at 12,000 to 14,000 square feet, sized like a destination restaurant rather than a quick lakeside bite. Every project in this cluster treats the lake as the point, not the backdrop, which is a different design decision than anything McCormick Ranch's dining scene has made before.

What to Expect Over the Next Year

If you already live near Hayden and Via de Ventura, here's the practical version. Vecina and Starfish are open now, so reservations and walk-in waits are the near-term reality, especially on weekends while both are new. Diversified Partners had targeted this past June for the Lakefront at Scottsdale groundbreaking, so construction around the old Forever Corporate Plaza site is likely already underway and could continue well into 2027 before any of its four restaurant spaces open. The steakhouse project has the longest runway of the group, with a June 2027 target, so that corner of the old Chart House site will likely stay a construction zone for a while yet.

None of this requires a special trip to Old Town or a resort reservation. It's happening inside the neighborhood's own footprint, on streets residents already drive every week.

The Takeaway

McCormick Ranch spent decades as a place people passed through for dinner. What's forming now, restaurant by restaurant and lease by lease, looks more like a corridor people will drive to. Vecina and Starfish proved the appetite exists. Diversified Partners and Prime Steak Concepts are betting the same thing on a longer timeline, with more square footage and more waterfront seats. Whether that turns McCormick Ranch into the Valley's next real dining stretch or just a very good one depends on what fills those four remaining spaces at Lakefront at Scottsdale, and that's a story still being written on the lake's edge.
